Perfect Starter Car, Winter beater, spare car to own and drive to A to B

Drives Great,
*Comes with All season tires AND 4 Winter Tires with steel rims*
-Engine runs awesome,
-Transmission is still smooth,
-Steering/alignment is 9.5/10
- NO AC, Need compressor replaced
- Rear strut needs replacing (causes creaking noises when going over uneven surfaces)
- Need front bearings replaced
-Underside is Ok condition for a 13 year old car. Not the ugliest, not the prettiest.
Open to in person looks/test drives.
Why am I selling? I bought a new car. I've owned this car for 10 years, took decent care of it. Regular oil changes every 6000-7000kms. Coolant flush recently done, new control arms installed, new rear bearing installed.
HID headlights installed and never caused a single issue.
